A man in a black suit, white shirt, light tie, and a black fedora stood at a microphone in front of a banner that read WELCOME HOME. He had lived in Eretz Yisroel for over twenty years. He called it the greatest place in the world and said he would not change it for anything.

Then he listed what it costs you anyway. The language. The mentality. The exchange rate. The size of the apartments. The price of the apartments. Whether it is a shul, a school, a bank, a government office, something is always missing a document and the appointment is three months out.

He got to the one he wanted to talk about, and it was not about money.

It is very hard to feel part of something, he said. To feel a keck of something that is yours. In the places we grew up you walked into shul and these were your people. Here, for many reasons, that is hard to have. People are constantly coming and going. Here for a year, two, three. The neighbors keep changing.

That is the real gap in the aliyah conversation, and it is worth being precise about why.

Every other piece of the move has a professional attached to it. A broker handles the apartment. A lawyer handles the contract. A bank handles the mortgage. Somebody handles the container. The thing that decides whether a family is still here in year four has nobody attached to it at all, because it is not a transaction. It is a kehillah, and a kehillah is the one item on the list you cannot buy from a developer.

Rabbi Avi Wiesenfeld has been building toward this for a while. He opened his yeshiva nine years ago. He described the goal plainly: to give the excitement of yiddishkite, which he called gishmak, so beautiful, and something we don’t always feel. Then he said he believes the same thing can be done in a community.

The mechanism is not complicated. Like-minded people, looking toward the same goal, settling in a place they call home, getting together to become better people, more connected people, closer to Hashem. A like-minded kehillah changes your life and your children’s lives. Not only your lives but also your children’s lives and everything that goes beyond.

The plan on the table is a mokom Torah and a kehillah together. A shul. Shiurim for the men and for the women. Get-togethers, farbrengens and kumzitzim for Yom Tov, Shabbos during Shabbos, Avos U’banim. A mikvah. He was careful to say the pricing and the sizes would be discussed separately, and careful about something else too. He has many more dreams for the area and did not want to promise anything anyone would hold him to.

Here is the part worth slowing down on.

He has stood in the area many times. He met one of the builders a few days before the event, and the builder told him the workers were coming in about two weeks and starting to build. The street lamps and paths were already in place. He described the hills, the peacefulness, the calmness, and said it is something you just don’t get in the areas closer in. From his house it was 23 minutes. From where he was standing, less. It sits close to the centers, which means a family can keep sending children to the moisodos they already use.

That detail matters more than it sounds. A kehillah that costs you your children’s school placement is not a kehillah.

Mr. Getter laid out the numbers that night. Houses from 3.7 million shekel for a five-bedroom with a private garden and the roof belonging to you, up to 4.6 million for a seven-bedroom across three floors with a 100-meter garden. Apartments of 160 square meters with a 24-meter porch for under 3 million. A large duplex at 3.4 million. Prices between 14 and 17 thousand shekel per square meter depending on which of the three developers you go with. He noted that porches and gardens are charged at roughly half, and at a third when the porch is very large, which is how a private house works out under 15,000 shekel per square meter.

He also explained the things that do not appear in a brochure.

Madad is the index that adjusts what you owe between signing and delivery. In a standard Israeli contract it is linked to the price, and it can add 150,000 shekel or more to your bill between the day you sign and the day you get the keys. Most buyers do not know what it is until they see the number. On this project it was negotiated out. The price you agree at the start is the price you pay.

Changes to the plan are free if you submit them on time and do not add material, meaning no additional bathrooms or the like. Come late, after the developer has started building, and that changes.

The payment schedule puts down 15 to 20 percent now, with the mortgage only at the end rather than in stages as the developer builds. That structure protects your liquidity while you are still paying rent or a mortgage on wherever you live today. On a private house, a separate basement entrance can help cover the mortgage.

Delivery is roughly three years out. The infrastructure work has already begun.

One more thing about the price, and it is the reason a buyer should ask the question early rather than late. The developer cannot raise the price for a set period even if the project sells out, because that was negotiated into the contract. A project that can move its price while you are deciding is a project with a different kind of risk in it.

The tour is Friday morning, 9:30 out and 11:30 back, 25 shekel for one person and 40 for two.

Rabbi Wiesenfeld ended his part of the evening with a Thursday night he pictured. A rabbi gets all the teenage boys and all the fathers together and they make a Shabbos. Or a Motzei Shabbos, after everybody has gone home and eaten something, and they come back and farbreng and sing, to show the Ribbono Shel Olam that we are still interested.

That is the thing being offered here, except nobody is selling it. It only exists if enough families decide to be in the same place at the same time for long enough that the neighbors stop changing.

Which means the question that decides this is not the price per square meter. It is whether you are one of the families who stays past year three. Everything else on the page is a contract question, and a contract question has an answer: ask for the Heiter Bniya, the building permit, and check that the project holds one before you fall in love with a floor plan. Ask for the payment table, the bank guarantee and what it covers, and read the payment table against your actual cash flow. Ask for the delivery date and the penalty clause behind it. Ask when Tabu registration happens.

Then, before Friday, write down the two or three things your family would need in the first six months to feel settled. Bring that list to the site. It will tell you more about whether this is your place than any map will.
